On the former football fields between Demertdwarsstraat and Joseph Bechlaan, Wetland Maastricht will become a new forward-looking urban district where sport, landscape and climate adaptation reinforce one another. The new sports hall acts as the catalyst for a broader area development focused on quality of life, sustainable mobility and a strong landscape identity. At the heart of the plan lies one large, continuous park, while the buildings are deliberately positioned along the edges of the site. This creates an open and accessible green core for residents, athletes and visitors alike — a place for meeting, recreation and movement. At the same time, the current flood-prone terrain is transformed into a climate-resilient sponge landscape. Through wadis, ponds and infiltration zones, rainwater is captured and slowed down, allowing water management, biodiversity and cooling to come together naturally within one integrated ecosystem. The buildings are elevated above the landscape, keeping the ground level as green and permeable as possible. Parking and logistics are discreetly integrated beneath the volumes, while permeable paving contributes to the functioning of the wetland. Mobility is a key condition for success: the existing parking capacity will be maintained throughout all phases of development and can flexibly accommodate peak moments, such as events at the MECC. In addition, the proximity of Maastricht Randwyck station strongly supports sustainable accessibility. Along the A2 motorway, a layered urban edge is created through a broad landscaped buffer and an active office zone that together function as a noise and fine-particle barrier. This not only protects the inner area but also gives the site a clear and recognizable identity. The development will grow in carefully planned phases: first the sports hall as a public catalyst, followed by the office zone and landscape structure, and finally a differentiated residential programme that connects sensitively to the existing neighbourhood. Wetland Maastricht will thus evolve into a new climate-adaptive urban district where sport, water and nature form the foundation of a healthy, resilient and future-proof living environment.
